Pre-Construction Phase

Pre-Construction Phase is key to project success.  During this phase and in our role as Construction Manager, we will regularly consult with the Design team to clarify specific items within the project and update our estimate. We will provide analysis of value / cost to both Ownership, and the Design team and work collaboratively on any alternative and / or cost saving ideas that evolve.
 
Westcore Pacific will monitor both the design schedule and current class of estimate throughout the tender drawings, construction drawings, and final coordination stages.  We will establish a communication protocol between team members including methods of communication, organization of responsibilities, workflow projections, project meetings, and filing structures. We will identify long lead-time material items.

We will be responsible for:

  • Budgeting and cost estimating
  • Conducting weekly or bi-weekly team meetings 
  • Providing recommendations for the selection of materials, equipment, labour, time requirements for construction activities, constructability and factors related to costs (i.e., costs of alternative material, budgets, and value engineering)
  • Bid packaging and coordination with the Design Consultants.
  • Bid assessment and qualifying.
  • Issuing bid documents and pre-qualifying trade contractors
  • Preparing all contracts incorporating any bid revisions or post tender addenda in a form ready for signature by the contracting parties.
  • Awarding of contracts
  • Contract review and execution 
  • For successful trade contractor, obtain any applicable bonds, insurance, workplace safety, and insurance board clearance certificates. 
  • Prepare Benchmark Reports
  • Benchmark Analysis comparing predesign project quality, scope, budget, schedule to Schematic Design. 
  • Monthly project report summary for project executive management. 

Construction Phase

Post-Construction Phase

  • Commissioning & Closeout: Ensure systems are tested and operational.
  • As-Built Drawings and Operations & Maintenance Manual: Coordinate and ensure all as-built drawings and O&M manuals are submitted to ownership and consultants.
  • Performance Review: Conduct post-completion evaluations with ownership.
