Construction Management
- Budgeting and cost estimating
- Conducting weekly or bi-weekly team meetings
- Providing recommendations for the selection of materials, equipment, labour, time requirements for construction activities, constructability and factors related to costs (i.e., costs of alternative material, budgets, and value engineering)
- Bid packaging and coordination with the Design Consultants.
- Bid assessment and qualifying.
- Issuing bid documents and pre-qualifying trade contractors
- Preparing all contracts incorporating any bid revisions or post tender addenda in a form ready for signature by the contracting parties.

- Contract review and execution
- For successful trade contractor, obtain any applicable bonds, insurance, workplace safety, and insurance board clearance certificates.
- Prepare Benchmark Reports
- Benchmark Analysis comparing predesign project quality, scope, budget, schedule to Schematic Design.
- Monthly project report summary for project executive management.
Westcore Pacific will act as the agent for Ownership and the Design Consultants and will liaise and coordinate all aspects of the construction phase of the project. Westcore Pacific assumes leadership, delivering the project within the agreed plans, specifications, budgets, and timeline.
Our services during the Construction Phase include, but are not limited to:
- Monitoring the work of the trade contractors and coordinating the work
- Maintaining an experienced and competent, working Site Superintendent to manage and coordinate all site activities.
- Monitoring adherence to safety programs and coordinating all safety requirements as the Construction Manager including all COVID 19 protocols.
- Implement procedures for coordination and communication.
- Establish and monitor the construction schedules regularly, identify any variances and provide applicable action.
- Monitor and control project costs and accounting procedures.
- Provide on-site construction administration, supervision, and coordination.
- Scheduling, conducting and minuting all job site and construction meetings.
- Developing and maintaining construction schedules.
- Maintaining cost accounting and cost control records.
- Preparation of construction reports / documentation for verification of compliance with the design, which summarizes the construction activities.
- Quality Control / Quality Assurance.
- Construction Administration, including tracking and monitoring: Submittals, RFI, SI, CCN, CO tracking.

- Commissioning & Closeout: Ensure systems are tested and operational.
- As-Built Drawings and Operations & Maintenance Manual: Coordinate and ensure all as-built drawings and O&M manuals are submitted to ownership and consultants.
- Performance Review: Conduct post-completion evaluations with ownership.
